REPORT TO:Project Manager
Essential Purpose of Position:
The Construction Manager is responsible for managing the coordination of internal staff and general contractors, sub contractors and/or construction trades (“the Project Team”) generally including the following:
·Develop and implement quality assurance and control procedures.
·Secure/verify all insurance requirements prior to starting the work and maintain insurance certification for the current term of the project.
·Coordinate as required the activities of inspection agencies.
·Direct, train, and evaluate project staff.
·Handle job labor relations.
·Establish and enforce a comprehensive project safety and security program.
·Monitor project construction and interior renovation activities relating to scheduling, quality, costs, design and construction methodology as well as supervise the selection and recommendation of trades and purchase of major building and renovation materials/components
·Ensure that all necessary permits are in place for temporary use and construction purposes, and all engineering approvals and coordination are in place prior to work being executed in the field.
·Develop and implement work schedules identifying the critical paths, including the expediting of scheduled critical materials and equipment for their timely delivery to site.
·Develop and implement site planning, logistics and procedures for the execution of the works.
·Ensure the work performed complies with all requirements of the contract documents and specifications.
·Undergraduate or graduate degree in Architecture, Engineering, or Construction Management, or equivalent.
·Minimum of ten (10) years significant project management, construction, interior and/or engineering experience, with the demonstrated ability to meet schedule and budgetary goals on large scale mixed-use development projects in China.
·Strong ability to create, implement, and monitor all construction schedules and control systems, policies, procedures, systems and standards.
·Thorough knowledge and understanding of the general and subcontract documents, drawings and specifications, construction means, methods and materials, understanding of line and grade and survey methods.
·Demonstrated understanding of all aspects of commercial and/or residential real estate construction process in China, fast-track construction methods, cost estimation, and prime/subcontractor level of cost detail tracking.
·Familiarity with field inspection requirements and local codes for various building design requirements including residential, commercial, service apartments and retail.
·Knowledge of accounting and cost control procedures.
·Ability to use and has sufficient knowledge of computer software currently utilized by the Company.
·Experience working with various consultants and agencies, such as international and local design consultants, government agencies and utility companies; experience working with multinational or foreign companies is preferred.
