Key Responsibilities:
- Identify and evaluate land parcels for potential acquisition based on the company’s business strategy and development plans.
- Conduct site visits, feasibility studies, and preliminary due diligence on land titles and ownership.
- Build and maintain a network of local brokers, landowners, legal advisors, and government authorities.
- Lead negotiations with landowners and intermediaries to secure favorable acquisition terms.
- Liaise with legal and technical teams for documentation, title verification, and compliance checks.
- Collaborate with senior management to assess land value, project potential, and investment viability.
- Track government policies, zoning regulations, development control rules (DCR), and market trends to support land sourcing decisions.
- Maintain accurate records of leads, proposals, negotiations, and closures.
- Support JV and land aggregation models where applicable.
- Ensure end-to-end coordination from sourcing to closure of land transactions.
Required Skills & Qualifications:- Bachelor’s degree / MBA 15+ years of proven experience in land acquisition, business development, or related functions in the real estate sector.
- Strong knowledge of land laws, RERA regulations, title due diligence, and local zoning norms.
- Excellent negotiation, communication, and relationship-building skills.
- Ability to interpret land documents, maps, and government records.
- Strong local network and understanding of the region’s real estate landscape.
- High level of integrity, professionalism, and attention to detail.
- Ability to work independently and manage multiple leads simultaneously.
- Willingness to travel extensively.
