Our client is a reputed Indian Conglomerate having interests in Infra, Real Estate, etc. They are looking to hire a Estate Management person at Rajam in Andhra Pradesh
Educational Qualifications- MBA / Graduation / LLB / Ex-Banker with experience in Estate Management Lending, record Management, Litigation
Experience - 15 years plus
KEY ACCOUNTABILITIES
Management of Properties:
(a) O&M activities: To ensure maintenance of the properties in good condition. Submitting proposals for repair / maintenance of the properties – Evaluating Cost estimates – Verifying the bills submitted by the vendors in relation to WO issued – Certifying the works completed and sending bills for payment.
(b) Construction activities: Submitting proposal for construction / major development of the properties with details technical analysis – Post approval serving PO – Certifying the works completed and following up for payments
(c) Purchasing New Properties: Identifying the properties proposed for purchase, as per the requirement. Negotiating with the sellers along with local committee. Obtaining legal opinion about the property documents. Submitting proposal to the Management. Post approval, completing the purchase. Following up with concerned Finance team for smooth completion of the transaction. Obtaining clearances from local authorities for expansion / development
(d) Letting out the Properties: All the properties located at these locations that are in a condition to let out, are to be monitised to generate regular income. Renewal of the arrangements, closing the arrangements that are vacated, letting out the vacated properties, collecting pending lease rentals, etc., are part of this. Ensuring payment of property taxes, water supply charges, etc
Court Cases and Litigations:
Handling all the issues connected with Sub Registrar on Property matters, notices from Government bodies like Dy Commissioner of Stamps, Income Tax Dept., Municipal Commissioner Rajam / Visakhapatnam, etc.
Attending to the notices received from Courts – Discussing with Legal Dept for suitable action on the notices received and ensuring submission of replies to the Depts. Following for closure of the notice received
Record Keeping and Safe Custody of the documents:
Safe custody of all the Property Documents by following SOP, to be able to retrieve as and when needed
Fund raising:
Raising loans to part fund the investments – working with local banks to process the proposals and arrange funds. Completing documentation, updating ROC records and all other connected activities
Maintaining relationships (Internal and External) :
Being attentive to the requirements and ensuring completion of the works entrusted. Maintaining cordial relations with external agencies like Banks, Vendors, Customers, Government Departments, etc.
Maintaining good relationship with the internal divisions of the Group, Corporate Office, local teams
