Role Description
The role of a Project Manager within the organization is to coordinate and oversee the entire project process, from initiation to completion, ensuring that deadlines, budgets, and work quality are met. They are responsible for effective communication between project teams, clients, and subcontractors, thus ensuring the successful delivery of complex architectural projects. The Project Manager reports to the Technical Director and works closely with the team of senior architects, engineers, construction specialists, and other relevant departments. Together with this team, the Project Manager ensures the efficient integration of resources and expertise to achieve project objectives in a coherent and optimal manner.
Responsibilities
Main Activities:
- Prepare and organize the activity plan within projects, ensuring the necessary resources for achieving established objectives.
- Coordinate the design team and supervise their activities to ensure compliance with company procedures and standards.
- Ensure effective communication between different departments and teams involved in the project, as well as with clients and subcontractors.
- Monitor project progress, track the status of deadlines, and report project status to the technical director.
- Identify risks and potential issues during projects and develop action plans to manage them efficiently.
- Ensure compliance with project contracts and specific requirements, including interim and final deliveries to clients.
- Collaborate with responsible parties in architecture and structural engineering to meet contractual deadlines, as well as with collaborators for installations.
- Develop long-term collaborative relationships with partners, clients, and project financiers.
- Provide technical support and guidance to younger team members.
- Coordinate department activities by directly supervising project teams, consultants, and other collaborators.
- Carry out the verification of documentation received from third parties for project-specific specialties.
- Be available for travel related to technical assistance and participation in critical phases, both in Bucharest and throughout the country (Driver's License Category B - represents an advantage).
Qualifications / Education
- General professional experience: 5 years - 10 years in construction and design.
- Specific experience of at least 5 years in design and construction projects.
- Higher education in architecture (alternatively - engineering, construction).
- Formal certification as a Project Manager (an advantage).
- Experience in public works tenders represents an advantage (similar experience - Project Manager/Key Expert position, etc).
Practical Competencies (Proven Experience)
- Ability to coordinate and manage complex projects, ensuring compliance with deadlines and budgets.
- Ability to communicate and collaborate efficiently with clients, design teams, and specialists involved in the project.
- Excellent communication and collaboration skills with clients, design teams, and all those involved in the project, including installations, and ensuring compliance with deadlines and budgets.

- Ability to solve problems and manage risks during projects.
- Experience in developing activity plans and managing human and time resources.
- Work experience in preparing quantity lists, knowledge of the procedure for classifying quantity lists in accordance with HG907 (F1-F6) - represents an advantage.
- Knowledge of legislation and standards relevant to construction and design.
- Simultaneously work on multiple projects and easily adapt the pace of work according to delivery deadlines.
- Competencies in risk management and problem-solving during projects.
Knowledge
- Knowledge of construction projects with the state, especially in the educational and medical fields.
- Familiarity with procedures for developing specific project documentation.
- Knowledge of energy efficiency norms and requirements in construction.
- Proven experience in coordinating specialties (architecture, structural, installations) in complex projects/public projects (military units, schools, kindergartens, hospitals, and other health buildings, sports halls, offices, etc).
- Knowledge of quantity list preparation and bidding procedures.
- Skills in using design programs such as AutoCAD, Revit, and MS Office Suite.
Essential Requirements (Desirable – Represents an Advantage)
- Revit (preferred - represents an advantage).
- Knowledge of working in the BIM system.
- AutoCAD.
- Knowledge of MS Project - Gantt Chart Creation.
- Microsoft Suite (Office 365 – Teams, Word, Outlook, Excel, etc).
- Driver's License - B (represents an advantage).
Language Knowledge
Essential:
- Fluent in Romanian (written and spoken).
Desirable (Advantageous):
- Fluent in English (written and spoken), other foreign languages.
