Job Description
The incumbent is responsible for leading the Capex/ Opex Procurement as well as the Real Estate procurement function with a high focus on integrity and adherence to the companies Code of Conduct.

Strategic
- Develop and execute effective short and long term strategies with regards to capital and real estate procurement
- Conceptualize and implement cost optimization models linked to supplier spend, performance and drive key changes/ improvements to ensure delivery of agreed quality and financial benefits.
- Develop strategies to ensure a strong ecosystem of vendors/suppliers/service providers in various categories and various locations so as to ensure faster deliveries/implementations and real estate procurement; create and nurture supplier diversity so that there is business continuity and cost efficiencies through strategic alliances
- Benchmarking and implementing best in class practices for Capex/ Opex, Administrative Procurement, Indirect Procurement, Vendor Development & Management, Negotiations, Strategic Sourcing, Contract Management, Warehouse Procurement, Risk Management and Global Procurement.

Functional
- Evaluating and overseeing high value RFI/RFP/RFQ and negotiations for both capex/ opex items as well as real estate requirements
- Strong knowledge of Real estate warehousing markets, documentation requirements like LOI, legal due diligence, agreement execution, technical specifications pertaining to warehouse, commercial negotiations etc.
- Forecasting and planning in conjunction with business stakeholders to ensure lowest cost consistent with quality, reliability and ability to meet required schedules.
- Monitoring contract management and negotiation and ensuring compliance with established SOP’s
- Assisting the Solutions Design team with tender submissions by providing best available rates for the desired product/service.
- Ensure regular analysis surrounding supplier spend and performance and recommend key changes/ improvements to ensure delivery of agreed quality and financial benefits.

Key Performance Indicators (KPIs) (Please write your KRA in the given buckets)
- Financial: RFP for multiple items procurements and achieving Y-o-Y reduction in spend for various spend categories.
- Establishing Annual Rate Contracts Categories and explore online sourcing as possible
- Percentage savings realized (overall) against Initial quote and final offer with regards to rentals pertaining to BTS transactions
- Processes: Procurement of products/services within internal defined SLAs. Collaboration with vendors and development of strong vendor database.
- Measuring the total number of agreements executed by the team within the stipulated timelines.
- Creating & Maintaining all Department SOP’s for Procurement as well as streamlining Vendor payments by strong coordination
- Learnings: Develop a central knowledge pool for tracking all department issues & drive all department audits & compliance activities as required.
Working Conditions & Physical Requirements
- Travelling to warehouses located across India (if required)
- Travelling to Vendor/Supplier factories/work places.
