Regional Operations Manager for Italy
About the Role
As Regional Operations Manager for Italy, you will support, develop and execute the Company’s strategies related to property management operations by directing team members across the assigned portfolio of properties, and by implementing and continually improving the policies, procedures and practices that enable each property to meet and exceed budgeted financial goals and achieve operational performance and people objectives.
Key Responsibilities
- Responsible for implementing and executing asset operation plans based on the asset strategies that are developed by the asset management team with the operations team.
- Ensure that the portfolio and individual communities meet established operational, financial and business performance goals by inspecting properties, reviewing financial, market and operational reports, and developing and implementing appropriate action plans to achieve results.
- With local Property Operations Managers, develop the annual budgets for the properties comprising the assigned portfolio, and oversee achievement of budgeted goals by analyzing and evaluating financial statements, reconciling monthly results against the approved budget, and working with the Controller, Asset/Investment Manager and others to address and resolve gaps in the portfolio’s financial performance.
- Provides supportive and inspiring leadership to the team of Property Operations Managers by interviewing, hiring, and training team members, and by managing their performance in accordance with Company policies, values, and business practices.
- Work with Property Operations Managers to develop a positive culture aligned with our brand pillars, fostering a high challenge/high support environment and a platform for success in each market. Champion consistency and operational excellence in each community.
- Provide intensive support to new community management hires (onboarding) and support community teams on new openings, including operational planning and preparation and on-site support.
- Plan and organize on-site lease-up operations, including furnishing and make-ready of a (temporary) marketing and leasing office, hiring and training lease-up staff, and implementing lease-up procedures.
- Stimulate and secure regional cooperation and efficiencies between properties, including cross-selling, sharing best commercial and operational practices, exchange of staff, purchasing, and vendor/partner sourcing and evaluation.
- Place the customer at the heart of decision-making, ensuring our people and practices are aligned to creating positive, memorable experiences by exceeding expectations. Be proactive in striving for continuous improvement through feedback.
About You
You bring extensive experience managing multi-site operations, ideally within real estate, hospitality, PBSA or related sectors. You have strong financial capability, commercial awareness and solid change management skills, with the ability to effectively implement change when required.
