Job Description
We are looking for a highly motivated Senior Manager - Lead – Real Estate (South) to spearhead new center acquisitions, ensuring strategic expansion in key locations like Bangalore and Hyderabad. This role requires a proactive approach to identifying, evaluating, and finalizing real estate opportunities in alignment with our growth strategy.
Key Responsibilities:
- Conduct thorough market analysis to identify potential sites for new centers.
- Track key property deals, rent pricing, and market trends across various micro-markets.
- Build and maintain strong relationships with brokers and property owners.
- Develop and maintain a database of available real estate opportunities.
- Perform feasibility studies, including site evaluation, business potential, and competition analysis.
- Conduct financial and business analysis of shortlisted properties.
- Lead negotiations and finalize property deals.
- Collaborate with Finance, Legal, Projects, and Operations teams to ensure smooth acquisition and handover.
- Maintain ongoing relationships with landlords for seamless property management.
Requirements:
- Education: MBA (preferably in Real Estate)
- Experience: 5-6 years in real estate, particularly in Retail, Healthcare, Hospitality, or Education industries.
- Prior experience with IPC and real estate companies is an advantage.
- Strong analytical skills with expertise in financial and business analysis of properties.
- Proficiency in MS-Office and Google Maps for site evaluation and market research.
- Understanding of key real estate regulations, trends, and business variables in South India.
